If this is your first time putting a house up for sale you may not really know what to expect when it comes to showing it. While your real estate agent can explain what you should do to your home to get it looking its best, sometimes it helps to see the visualization on your own. One of the ways you can do this is to go visit a few open houses and see for yourself how the homes are being presented.
You’ll also get a feel of what you like about the homes and what turns you off. Take notes while you're walking around the house and if there's anyone else that's browsing through the open houses listen to their comments as well. You'll get a feel after walking through a couple of homes of what buyers are looking for. You may even get a few inexpensive decorating ideas as you're strolling through these homes that you can apply in yours as well. Sometimes just changing a couple of small things really brightens up a room and changes the whole feeling of it!
You'll see some things that you don't like in these other homes. Perhaps the entranceway is too small and there isn't enough closet space to hold all of the outerwear and footwear of a growing family. Your house, on the other hand, has this space and plenty of it. You may not have noticed it before but it now becomes a selling feature, especially to a couple with children. Having boots and shoes sprawled across the hallway because there's not enough room in the closet to keep them can be a major problem for any family.
There are open houses being held across Calgary every weekend and it will only take you a couple of hours to take in a few of them. Bring along a pad and pen and be ready to take notes. You'll find that you'll be able to show your house with more confidence knowing exactly what many of the buyers will be thinking as they walk through your home.
